104th & Canyon Retail Center Price Reduced March 19, 2010

This well located strip retail center sits across from Summit Grocery near the corner of 104th and Canyon Road just off state highway 512 in Puyallup, Washington. The center is currently 100% occupied with three tenants however, one or more of the tenants may consider an early lease termination. The remaining tenants would provide cash flow for a new owner/user needing up to 2,000 square feet for thier professional office space or retail business.  The pro forma CAP rate for 2010 is 8.3%.  The CAP rate per the leases is 8.7%.  Contact Sean or Erik for more information.
